Where Tempe Homeowners Live

South Tempe is the sweet spot. The area south of Baseline Road has Tempe's highest concentration of single-family homeowners. Warner Ranch, Kyrene Corridor, and neighborhoods around Corona del Sol High School are where I do most Tempe safe moves.

  • The Lakes: Townhome and single-family mix near Tempe Town Lake. Tighter access in townhomes — I assess first.

ASU Staff & Faculty

Arizona State University isn't just students. ASU employs thousands of faculty, researchers, and staff — many of whom own homes in Tempe and neighboring cities.

  • Professors and researchers often work from home offices with document safes for sensitive research materials.
  • Long-term residents: ASU employees who've been in Tempe for decades have established collections and permanent safe setups.
  • Retirement transitions: Faculty retiring from ASU sometimes downsize, requiring safe moves to smaller homes or out-of-state.

Tempe-Specific Considerations

ASU Event Traffic

Football Saturdays and major ASU events create serious traffic around Mill Avenue and the stadium. For moves in central Tempe, avoid game days entirely or schedule early morning before event traffic starts.
